1. Title Deed Particulars Obtain from the Real Estate Agent a copy of the title deed and check for encumbrances.
2. Planning Constraints Contact the local authority for details of your block and surrounding area and check constraints.
3. Extensions and Alterations Obtain from the Real Estate
Agent details of all extensions and alterations to the property since
originally constructed, together with a Disclosure Notice from the
Vendors. Obtain from the Real
Estate Agent a copy of the Building Licence details, imposed conditions and
approved drawings. Check extensions and
alterations as built comply with the approved drawings and council imposed
conditions. ArchiCentre Building Advisory Service can verify extension and
alterations comply should you require. If the extensions and
alterations were commenced after 1st February 1997 then a Home Indemnity
Insurance Certificate is required from the Registered Builder or
Owner/Builder. If you intend extending or altering the house, or require the property to be used for business/commercial purposes, you can obtain basic advice from the local authority. More accurate and specific advice to suit your requirements can be provided by ArchiCentre Building Advisory Service.
4. Strata Titled Developments Obtain from the Real
Estate Agent design and strata details of the entire development. Obtain from the Real
Estate Agent a copy of the Building Licence details, together with imposed
conditions and approved drawings. Check development as built
complies with the approved drawings and council imposed conditions.

require. If the development was commenced
after 1st February 1997 then a Home Indemnity Insurance Certificate is
required from the Registered Builder or Owner/Builder. Obtain from the Real Estate Agent a copy of the Strata Plan, Strata By-laws and Strata Insurance Policy/Cover, together with Disclosure Notices No 28 and 29.
5. Equipment Check quality and serviceability of equipment and appliances. Also check service records and warranty agreements.

6. Termite Control Obtain from the Real
Estate Agent method of termite control Check in the meter box for history of termite infestation problems and eradication methods.
7. Local Authority Rates Obtain from the Real Estate Agent rates payable
